If you host a short-term rental on Siesta Key, Lido Key, or anywhere around Sarasota, you already know cleanliness is the category that moves your rating more than anything else. A guest will forgive a slow WiFi router. They will not forgive hair in the shower drain.
The hard part isn't the cleaning — it's the window. Check-out at 10, check-in at 4, and a full reset in between. That's why a turnover runs as a fixed sequence rather than a general tidy. Strip all linens first and get laundry started, because that's the step with a clock on it. Everything else happens while the machines run.
Then work the property in a loop: kitchen reset (dishes, appliances, counters, fridge cleared of leftovers), bathrooms (full sanitation, fresh towels, restocked paper and soap), bedrooms (beds made with fresh linens, surfaces wiped, closets checked for left-behind items), living areas (surfaces, floors, cushions straightened, remotes and electronics wiped).
Restocking is where a lot of hosts lose reviews without realizing it. Paper towels, toilet paper, dish soap, hand soap, trash bags, coffee, and dishwasher pods should all be at a known par level after every single turnover. Guests rarely praise a stocked property, but they will absolutely mention an empty toilet paper roll.
Finish with staging. Towels folded consistently, beds crisp, blinds set, lights and AC at a sensible level for arrival. This is the five minutes that makes the property look like your listing photos, and it's what a guest sees in the first ten seconds after they open the door.
The last step is communication. A good turnover ends with a message to the host confirming the property is ready, plus photos of any damage or items left behind. That paper trail protects you with the platform and with your next guest.
